Buying in Mobile or Baldwin County? Look Beyond the List Price

In coastal Alabama, the cost of homeowners, wind, hail, and flood insurance can materially change your monthly payment and even affect mortgage qualification.

The Price of the Home Is Not the Whole Monthly Payment

When you are shopping for a home, it is natural to focus on the purchase price and mortgage interest rate. But if you are buying in Mobile County or Baldwin County, there is another number I encourage you to investigate early: the cost of insuring the home.

Your Mortgage Payment Is More Than Principal and Interest

Two homes with similar prices can produce surprisingly different total monthly housing payments once property taxes, homeowners insurance, flood insurance, HOA dues, and other property-specific expenses are included.

For many borrowers, the monthly housing expense used for mortgage qualification includes:

  • Principal and interest.
  • Property taxes.
  • Homeowners insurance.
  • Flood insurance, when required.
  • Mortgage insurance, when applicable.
  • HOA dues, when applicable.

That means a home with a higher insurance premium may affect both your monthly budget and the amount for which you qualify.

This is one reason I believe buyers should evaluate a home's total monthly cost rather than simply asking, "How much house can I qualify for?"

Why Insurance Deserves Extra Attention in Coastal Alabama

Living near the Gulf Coast is one of the things that makes Lower Alabama special. But coastal living also creates insurance considerations buyers in other parts of the country may not encounter to the same degree.

The Alabama Department of Insurance identifies the City of Mobile, Sea Coast, Gulf Front, and Beach Zones as areas where additional homeowners insurance capacity is needed.

Depending on the property and insurance carrier, buyers may also encounter separate considerations for wind and hail coverage.

Flood insurance is another issue entirely. A standard homeowner's policy does not cover flood damage. Depending upon the location of the property and the type of financing, flood insurance may be required.

Even when it is not required by the lender, buyers may want to discuss their individual flood risk and coverage options with a qualified insurance professional.

Get the Insurance Quote Early

One of the most practical things a buyer can do is obtain an insurance quote as early as possible once a property becomes a serious contender.

Do not assume the premium will be similar to what you currently pay or what a friend pays on a similarly priced home. Insurance pricing can be affected by numerous property-specific factors.

Homeowners Coverage

Ask what the policy covers and what exclusions apply.

Wind and Hail

Ask whether wind and hail are included in the homeowner's policy or handled separately.

Named Storm or Hurricane Deductibles

Do not look only at the annual premium. Understand what you could be responsible for if a claim occurs.

Flood Coverage

Ask whether the property is in a flood zone requiring coverage for the proposed financing and whether coverage may still be worth considering if it is not required.

Roof Age and Condition

Ask whether the age, material, or condition of the roof affects eligibility or premium.

Replacement Cost

Remember that the cost to rebuild a home is not necessarily the same as its purchase price.

Your insurance agent is the appropriate professional to explain coverage, exclusions, and deductibles.

A $400,000 Home Isn't Always a $400,000 Decision

Imagine finding two homes priced at approximately the same amount.

One has relatively modest homeowners insurance and no HOA dues. The other carries substantially higher insurance costs, possible additional coverage requirements, and an HOA.

The mortgage balances might be similar. The monthly financial commitment may not be.

This is why comparing homes based solely on price can be misleading.

Sometimes a slightly more expensive home can fit a family's monthly budget better than the lower-priced property. Other times, the insurance expense on a particular property can be enough to make a buyer reconsider it.

Know those numbers before you make the decision, not after.

Don't Forget Property Taxes and HOA Costs

Insurance is not the only property-specific expense that matters.

Mobile County, Baldwin County, and the municipalities within them can have different tax considerations. HOA dues can also vary dramatically between subdivisions and condominium developments.

If you are considering a condominium near the coast, there may be additional factors involving the association's insurance and the coverage required for your individual unit.

All those pieces should be identified as early as reasonably possible.

This Is Why Pre-Approval Should Be a Conversation

A mortgage pre-approval should not simply produce a maximum purchase price.

It should help answer a more important question: what purchase price and monthly payment make sense for you?

When we begin with your preferred monthly housing expense, we can evaluate potential properties much more intelligently.

As you start identifying homes, I can update the numbers using the estimated taxes, insurance, and HOA information for the actual property you are considering.

That gives you a much clearer picture before you make a commitment.

Buying in Mobile or Baldwin County?

Whether you are considering Mobile, West Mobile, Saraland, Daphne, Spanish Fort, Fairhope, Foley, Gulf Shores, or another Lower Alabama community, do not evaluate a home based on the list price alone.

Let us look at the complete housing expense.

A few extra questions early in the process can prevent some very expensive surprises later.
